Azizi Venice Dubai

Azizi Venice Dubai has begun preparations for the unveiling of its new project, Azizi Venice, located in the Dubai South area near Al Maktoum International Airport, Emaar South, and Dubai Industrial City, in collaboration with Mieyar Real Estate. The project resembles the design and layout of the Italian city of Venice, with its waterways occupying 23% of the total project area. The water canals in Venice stretch for 18 kilometers and are 1.5 meters deep, complemented by artificial waves to create a waterfront that accommodates 261 villas and a range of buildings, in collaboration with Mieyar Real Estate.

Azizi Venice is one of the largest new real estate projects in Dubai this year. It is considered among the biggest real estate developments in Dubai for 2023. For instance, Emaar’s “The Oasis” project holds the first place with an area of 100 million square feet, while Azizi Venice spans a land area of 15 million square feet.

The project includes a boulevard stretching 700 meters, featuring numerous dining and retail facilities, as well as a cultural center with an opera house accommodating 1,500 spectators, alongside a four-star hotel and two five-star hotels, two schools, a hospital, and many other amenities. The gardens and green spaces in Venice extend for 155 kilometers and also feature a cable car system.

In November 2022, Azizi Developments announced acquiring a unique plot of land in Dubai spanning 15 million square feet, with a total built-up area exceeding 24 million square feet. Under the agreement, Azizi will act as the primary developer responsible for constructing the project’s buildings, infrastructure, and internal roads.

The land is located in the Golf District of Dubai South, a strategically growing area within the emirate, particularly with the rapid expansion witnessed in Dubai South. The plot is near Emirates Road (E611), which connects the UAE and provides easy access to Dubai’s main roads and various key destinations, making it one of the most prominent locations in the southern part of the emirate.

The land’s strategic location enhances the appeal of this upscale community, being just a 5-minute drive from Al Maktoum International Airport (Dubai World Central) and minutes away from the private aviation terminal, with no disturbance from overhead air traffic.

In January 2023, Azizi signed an agreement with Q International Consultants to provide consulting services to refine the master plan of the 15 million square feet plot in Dubai South, with a total built-up area of 24 million square feet. At that time, Azizi announced that the project’s total cost might reach AED 20 billion and, upon completion, would offer luxury residences, commercial spaces, recreational facilities, villas, and more in Dubai South’s Golf District.
